The Village, the largest office scheme to date from East Midlands based commercial property developer Sladen Estates is due to complete shortly and the developer reports two significant deals and strong enquiry levels despite the doom and gloom.
Situated adjacent to the A38 and just a quarter of a mile from Junction 28 of the M1, the superbly located scheme will offer over 116,000 sq.ft of prestigious office accommodation when complete.
The Village is a three phase development of two storey offices set within eight landscaped acres. The second phase is due to complete in August and offers 13 buildings from 1,380 to 8,267 sq.ft.
A courtyard contains ten units and a further three detached buildings bring the total phase two accommodation to 36,828 sq.ft. Construction work will complete in summer 2008 and all the buildings are available on a leasehold or freehold basis.
Phase one proved very popular with occupiers and investors alike and now has just a single unit of sq.ft. remaining. The continued successful development of the A38 corridor has seen a number of attractions including hotels, bars, and retail and leisure facilities like the East Midlands Designer Outlet, which further add to the areas credentials.
The Mansfield and Ashfield Regeneration Route and the immediate motorway access, also make the location very accessible for companies upgrading premises or relocating into the area.
Development manager at Sladen Estates, Ben Taylor, commented “The Village, with its use of contemporary design, high quality materials, and a well thought out specification that includes air conditioning, a security gatehouse manned 24 hours a day and good car parking offers new occupiers everything they need.
Yell.com, Tarmac, Mitsui Babcock, Rowen Structures, Dynament, Calsbro, Longcross and our own head office are all now located here. The forthcoming smaller courtyard units will open The Village to a wider cross section of companies requiring access to Nottingham, Derby, Sheffield and the motorway network, so we have received some very diverse enquiries.”
The marketing of phase two has been extremely successful with two of the three detached building finding occupiers before completion and interest ramping up in the smaller courtyard offices now they near completion.
The scheme is being marketed by joint agents King Sturge (0115 908 2120) and M3 (0114 273 8857). Toby Vernon of M3 concluded “The scheme’s success is attributable to the quality of the product and the self-contained accommodation which meets the needs of the majority of office occupiers. We are delighted with the level of interest received and we are confident that the quality of occupier is a direct reflection of the scheme itself.
