SIRFT3 Press Release

Joint venture development partners Peveril Securities and Sladen Estates are pleased to announce the purchase of SIRFT 3, just off Sheffield Parkway, close to J.33 and 34 of the M1.

Totalling 14.6 acres, The Sheffield International Rail Freight Terminal 3 or SIRFT 3 as it is to be known, can accommodate design to suit warehouse and industrial units from 50,000sqft to 283,000sqft. The site is also one of few ‘multi-modal’ sites in the UK, being connected by road and rail.

Ben Taylor Development Manager at Sladen Estates commented; “the lack of supply of good quality sites continued throughout 2009 and consequently we were delighted with this recent acquisition. The rail connection offers a huge advantage to companies who are not only increasingly under pressure to cut carbon output by utilising other modes of transport, but to save on transport costs. The rail link allows direct access to all the main ports in the UK as well as the Channel Tunnel.  The key to this site however is not only its excellent rail links, but also being close to the M1, M18 and A1(M).

The scheme is being offered on a design and build basis with several parties already expressing interest.

The Peveril and Sladen partnership spans 10 years resulting in over £100m of development.  What’s particularly important is the Developer’s ability to deliver projects without the need for debt-backed bank funding, currently a big concern for occupiers looking at new build projects. The credit crunch has had a detrimental impact on all sectors, and the commercial property sector is no exception with very few banks willing to fund property development.”

SIRFT 3 offers an important choice to occupiers considering other means of transportation, as well as the chance to reduce occupational costs. Buildings will be designed to achieve a minimum BREEAM ‘Very Good’ rating although higher ratings could be achieved, and will incorporate a range of energy efficient features to help reduce running costs and environmental impact.

This is mainly due to the availability of funding, whereby historically as soon as clients purchased land they developed on a speculative basis.  As this has now dried up, sites are no longer being developed giving local occupiers the opportunity and flexibility to design bespoke industrial buildings.”
