Development Overview

Cygnet Green offers a total of 6,793 sq. ft. of accommodation for up to two further restaurant units. Located in the new and growing township of Hampton, just off the A1139 Fletton Parkway and A15 London Road the site sits adjacent to The Serpentine Green Shopping Centre. Ashbourne Road is strategically placed to offer the restaurant facilities required in a growing township.

Phases 1 and 2 of Cygnet Green have seen restaurants constructed for Toby Carvery and KFC alongside a 30,000 sq. ft. Health and Fitness Centre which is operated by Peterborough City Council under their Vivacity Brand. Planning consent has been granted for the construction of  two further restaurant units which also offer the ability to be combined to create a single unit of 631 sq. m. (6,793 sq. ft.) with the benefit of a total of 73 car parking spaces.

Further Information

The Serpentine Green Shopping Centre is located immediately to the North of the site and is anchored by a 130,000 sq. ft. Tesco Extra with a further 30 retail units on site with occupiers including H&M, Boots, River Island, Next, Outfit, New Look and Costa which drives an annual footfall of circa 6 million people yearly. Further retail and Leisure operators in the immediate vicinity include Dobbies Garden Centre, Premier Inn, McDonalds, Chiquitos, Frankie & Bennie’s, Harvester and a new Bella Italia which will be under construction from April 2014.

A thriving commercial districts complements the existing retail and leisure facilities that already benefit the locality. With existing occupiers including News Internation, MenCap, Bulley Davey, Deaf Blind UK and Kelway whilst a new 40,000 sq. ft. office is currently under construction for Access Prepaid who are a division of Mastercard.

Peterborough is currently subject to a substantial housing expansion scheme to the South West of the City and more Specifically Hampton and Great Haddon. Both areas have been identified in Peterborough City Councils Core Strategy (Section 5.33) as the new township which has seen it become one of the most desirable places to live in the area. Hampton currently has circa 4,500 homes in its township with planning policy identifying a further 4,000 homes to be built. Great Haddon sits directly adjacent to Hampton and will see a further 5,300 homes built in the area with 3,500 of these already committed to.

Yaxley is the next closest township to the site located just 1.8 miles to the south on the A15 which sees a further 10,000 houses in the conurbation. Within a 45 minute drive time of the site there are approximately a total of circa 1 million people with a spend of over £2.4 billion available to them.
